Did the Cape Coral housing market crash—or is the Cape Coral real estate market experiencing a long-overdue correction? In this Cape Coral real estate market update for 2026, Captain Chris examines Cape Coral home prices, housing inventory, price reductions, pending sales and closed sales to reveal what is happening in the Southwest Florida housing market. Buyers have heard predictions about a Cape Coral housing market crash, a Florida real estate crash and falling waterfront-home prices. Cape Coral property values have come down from their pandemic-era highs, but that does not mean every part of the market is crashing. Cape Coral housing inventory increased, homes began taking longer to sell and sellers started making more price reductions. This has given buyers additional choices, negotiating power and some of the best Cape Coral real estate opportunities we have seen in years. However, updated and properly priced Cape Coral waterfront homes are still selling. Desirable Gulf-access homes, direct-access canal homes and properties with good boating access can attract buyers quickly when priced correctly.
