Not everything always works out the way you projected it would, which is why you must buy at a good price, also called a MARGIN OF SAFETY. I tell the story in here about a partner I had in a building, and that relationship went bad. It took me a year to work it out so our projections didn't happen the way we planned. In the end, I was fine, because I hadn't made overly optimistic projections where everything had to o go right, or I was dead. Are you doing deals with a "cushion" in case things don't go well? Or are you betting it all that things go perfectly, or you lose your money?
