Joel Friedland thought he was about to lose everything. During the 2008 financial crisis, he owned around 50 buildings and feared that excessive debt would wipe out his investors’ money—and his reputation along with it. The years from 2008 to 2013 became some of the hardest of his life. He battled clinical depression while facing the possibility that everything he had built could collapse. Fortunately, the market recovered and his banks worked with him. But the experience permanently changed the way Joel approaches commercial real estate. Today, he does deals with no debt.
