There is a list of mistakes that I see across the lending industry. This is for both new and experience investors however, our experience investors at least know some of the ropes. Among new investors, I see that they just want to make the deal get done so they might make their construction budget really skinny in order to get the deal approved. Getting approved is cool and so is getting construction draws right? However, defaulting on a loan or having to come out of pocket with cash to finish the project is a lot less fun. Save yourself and add in 5 to 10% on your construction budget to account for small cost that could ultimately blow up the project if you’re not aware of them.
