Stocks or real estate—which is the better investment? If you compare them without leverage, stocks have historically had the stronger long-term return than home-price appreciation. But that's not how I invest in real estate. The game changes when you introduce leverage. 🏠 Put 20% down → control a much larger asset 📈 Appreciation happens on the entire property value 💰 The property can generate cash flow 🏦 Tenants help pay down the mortgage 🛠️ You can potentially force appreciation by improving the property 📊 Real estate can offer significant tax advantages That's why a relatively modest increase in property value can translate into a much larger percentage return on the cash you originally invested. And with short-term rentals, I've personally targeted strong cash-on-cash returns on top of that. But there's an important tradeoff: Stocks are incredibly passive. Real estate isn't. Properties require finding deals, financing, renovations, tenants or guests, contractors, management, and solving problems. So I don't think there's one universally “better” investment. For someone who wants simplicity and minimal involvement, diversified index funds can be incredibly powerful. For me? I was willing to do more work in exchange for leverage, cash flow, equity creation, loan paydown, and more control over the investment. That's why I chose real estate to accelerate my path to becoming work optional. Stocks may be easier. Real estate was the better tool for my goals.
