Or they look at index fund returns and ignore volatility, patience, and behavior. In this video, we compare a rental property and a total market index fund over a 20-year period using a more realistic framework: debt, leverage, repairs, vacancy, taxes, insurance, time, liquidity, stress, and emotional discipline. Real estate gives you leverage. Stocks give you simplicity. Both can work. But they demand very different things from you.
