Real estate and stocks can both build wealth — but most people compare them the wrong way. They look at rent minus mortgage and call it cash flow. Or they look at index fund returns and ignore volatility, patience, and behavior. In this video, we compare a rental property and a total market index fund over a 20-year period using a more realistic framework: debt, leverage, repairs, vacancy, taxes, insurance, time, liquidity, stress, and emotional discipline. Real estate gives you leverage. Stocks give you simplicity. Both can work. But they demand very different things from you.
