Retail real estate is still being judged by an outdated narrative. “Malls are dead.” “E-commerce killed stores.” “Retail is too risky.” “There’s no upside.” Each of these sounds reasonable on its own. But together, they form a story that simply doesn’t match the data. Today, retail is supply constrained. New development has largely stopped. Many weaker assets have already been removed. And the survivors are showing improving fundamentals. In most sectors, that combination would attract capital quickly. But retail is different. Because perception is still anchored in the 2010–2018 “retail apocalypse” era—when headlines, investment committees, and institutional mandates turned against malls and never fully adjusted. The result? An asset class where fundamentals have improved… but sentiment hasn’t caught up.
